The cost of buying houses or apartments in Cyprus has become a big issue, especially in recent years. The level of residential rents has increased by around 20% in the last 2 years. Various proposals have been made to alleviate the problem, including increasing area ratio, abolishing minimum areas, and creating low-cost units. Immediate measures are needed to address the housing crisis, such as tax reductions for landlords who rent out apartments and implementing summary eviction procedures. Colleges and universities could also play a role in providing housing for students. The Housing Finance Corporation and Land Development Agency may not be able to effectively address the issue.
The Limassol District Town Planning Department is dealing with a backlog of roughly 3,500 applications as the deadline for transferring planning authority to the Limassol District Self-Government Organisation approaches. The surge in applications is driven by public anxiety and the desire to secure approvals before the transition. Despite the increased workload, the department is prioritizing clearing existing applications and preparing for the transition on June 10. The ten most expensive property sales in Cyprus in April totaled €16.2 million, with Limassol being prominent in the high-end market. The highlight was a house in Paphos’ Kouklia that sold for €3 million. Limassol had the highest total transactions at €10.3 million, followed by Paphos at €4.9 million and Nicosia at €1 million. In the larger context of the 50 most expensive transactions, the total value reached €35.6 million, with Limassol leading with 37.1% of the total. Residential properties dominated the high-end market, with Limassol continuing to lead in high-value property sales.
